Model Overview
Residents receive 5-year rent guarantees at rates affordable to 30% AMI — between $650 and $850 a month, with no caps on income growth. Income is screened once, at move-in, to make sure the building is serving its intended population.

Through monthly job support meetings and community cultivation events, Functional Housing works alongside residents on the goals that matter most to them — building income, savings, and stability while they're here.

End of Lease Term
When the master lease ends, residents have options: graduate to paying market rent and stay in their home, continue renting in place, or move on to a larger unit as their needs grow.
