Functional Housing creates person-centered affordable housing products that align with the goals of everyday working people in places that produce systems of support.

We believe in a world where affordable housing can scale to reverse the course of societal inequality and empower people to live with dignity and self-sufficiency.

The United States is dealing with dual crises of needing more units to address housing shortages, while existing tenants need to be protected and valued. In a political environment shifting towards accelerating housing supply, we believe the most effective way to have this new supply affect affordability is by leasing a portion of it as affordable.

  • We seek to unlock housing that would not have previously been made affordable to a tenant in need of cost savings through our master leasing strategy.

  • We want to deliver the most cost-efficient form of affordable housing possible for governments with vested interests in addressing local housing crises.

  • Every choice we make needs to be scalable to different housing markets and replicable long-term.

  • Tenant services are at the core of what we think makes affordable housing successful. All of our building budgets include services to help tenants achieve their goals and build community with their neighbors.

  • Our social impact mission is more motivated by providing access to opportunity than profit. We only look at assets that are in places that will advance the life goals of our tenants.

  • Guided by radical social work principles, we work every day to create a society of systems change where our organization is no longer needed. If we can work ourselves out of a job, that’s a good thing.
